An appraisal is an unbiased opinion of value, of what a buyer might expect to pay, or a seller receive, for a parcel of real estate, where both buyer and seller are informed parties. To be an informed party, most people turn to a licensed or certified, professional appraiser to provide them with the most accurate opinion of value of their property.
A property appraiser is an individual who is trained, certified, and/or licensed in providing an opinion of market value based on market data obtained from closed, verifiable sales (Arm’s Length Transactions) within a given market. The appraiser gives an analysis of a property’s value based on that individual’s knowledge of the particular property being appraised and market data within the subject’s immediate and competing markets. Appraisers always adhere to an accepted and professed standard of practice, USPAP. An appraisal report is a legal document/binding contract, between the appraiser and his/her client, that is created during the appraisal process that describes and supports the opinion of market value, of a given property.
An appraiser is not a home inspector, nor do they do a complete home inspection. While a home inspection aims to assess the functionality and safety of a property, an appraisal aims to determine the market value of the property. Essentially, appraisers help you put a price tag on your home while an inspector tells you what’s wrong with your property.
There are a variety of reasons why you may need an appraisal, but the most common reason is that you’re an individual seeking an appraisal to get a mortgage loan. Other reasons for an appraisal include but aren’t limited to:
Gathering important data is one of the primary roles of an appraiser, as it helps them determine an accurate and reliable market value of a given property. Appraisers gather data that comes directly from a property such as location, condition, amenities, and size. They also gather additional information available on a Multiple Listing Service (MLS), regarding recently sold properties that can be used as a comparable. Appraiser’s research and utilize information from the county property appraiser’s website, assessment and tax records, FEMA (flood zone determination), HOA/Condominium information (if applicable), aerial photography, prior inspections, property owners, Realtors and in-house appraisal files.
The amount of time spent on an appraisal can vary depending on the report, size, and other factors concerning the property. At Majestic Appraisals, our goal is to get you your appraisal within 48 hours, after inspection, for your convenience.
